Oregon Special Warranty Deed Form

The Oregon special warranty deed is a legal document transferring property from an owner of an interest in property to another person. This is a warranty deed, but the warranty is limited to the time frame involving seller’s ownership of the property. There is no guarantee of any clarity of title of previous owners and grantor is only liable for issues arising out of grantor’s ownership of the property.

How to Write

Step 1 – Enter the name and address of the people to whom the recorded document should be sent and tax notices should be sent.

Step 2 – Fill in the name and address of the grantor and the grantor’s marital status.

Step 3 – Specify the amount of consideration paid for the interest in the property.

Step 4 – Include the name and address of the grantee and check the box showing how the grantee intends to hold title.

Step 5 – In the next section, include the following information about the property:

  • street address
  • legal description
  • recording information
  • restrictions or easements
  • previous deed recording information

Step 6 – Sign and date the document in the spaces indicated.

Step 7 – Make sure a notary is present to witness the signatures and sign the acknowledgment.

Step 8 – The buyer should take the original to the county clerk for recording immediately.
