Arkansas Security Deposit Demand Letter

An Arkansas security deposit demand letter is a written notice delivered to a landlord from a previous tenant stating that they must return the security deposit. After the tenant has vacated the landlord’s rental property, the landlord has sixty (60) days to return the deposit. If there are any damages to the property or unpaid rent, the landlord may keep part of the deposit and send an itemized list of any deductions, along with the remainder of the security deposit. Should the landlord withhold the total deposit (minus damages/rent due) from the tenant, the tenant may be entitled to double the amount of the money wrongfully withheld, plus any applicable court/attorney fees.
