The Georgia Immediate Notice to Quit is a form that may be used by a landlord to inform a tenant that their rent is late and that they are required to make a payment or face eviction. This notice is sent out of courtesy by the landlord and is not required meaning that when rent is late the landlord may immediately begin eviction proceedings without any notice to the tenant until after it has been filed. If the tenant makes payment before the eviction proceedings begin they are to be back in compliance with their rental agreement.

How to Write

Step 1 – In the first (1st) paragraph, the writer should fill-in the Tenant’s name and the address of the rental unit including the City, State, and Zip Code.

Step 2 – Enter the amount due followed by a deadline for which rent must be paid by. This time period may be anything as desired by the landlord as there is no time minimum in Georgia.

Step 3 – The owner/landlord/agent should sign and print their name.

Step 4 – On the bottom of the page, the landlord should check the box that applies to how they will serve the tenant. The most common being to affix the notice to the entry door.
