An Idaho general warranty deed is a document used to convey a piece of real estate to another with a warranty or guarantee attached. This means the seller is promising that he or she owns the property and has the right to sell it and that it is clear of any claims including liens, transfers to another, or other restrictions on the title. By signing a general warranty deed, a grantor is pledging to defend the buyer from any such claim.

Signing Requirements – The warranty deed must be authorized in the presence of a Notary Public (I.C. § 55-805).
Recording the Deed
The form should be returned to the Recorder’s Office in the county where the property is located (I.C. § 55-808).
