New Mexico Quit Claim Deed Form

A New Mexico quit claim deed is a legal form that can be used to convey real property, or land and buildings, from a seller (grantor) to a buyer (grantee). A quitclaim is different from a warranty deed because it comes with no guarantee. Instead, the grantor is only selling whatever interest he may own in the property. He is “quitting his claim”. These types of deeds are often used between close family members or partner companies. In order to determine what interest the grantor has in the property, you would need to have a title or property search completed. This would be a wise precaution to take before submitting a payment to an unfamiliar party.

Laws 

  • Recording – A quit claim deed is required to be filed at the County Clerk’s Office where the property is located along with the required recording fee(s).[1]
  • Signing – In New Mexico, it must be signed with a Notary Public viewing the Grantor(s) signature(s).[2]
