An Oklahoma general warranty deed is a type of legal document with which an owner of a property can sell his or her interest in the property to another person. With a warranty deed, the owner provides a warranty or guarantee that the property being transferred has no hidden claims against it and that the owner has the full legal authority to sell the property. If it turns out that there are problems with the title to the property, the buyer has recourse against the seller. Once deeds are properly filled out and acknowledged by a notary, they are filed with the Register of Deeds in the county in which the property is located.

Recording the Deed
The deed must be filed with the Register of Deeds in the county where the property is located (16 Okl. St. Ann. § 16).
