A Minnesota non-compliance eviction notice is a memo sent to a tenant who has violated their lease for any reason except the non-payment of rent. The notice has no specified time period as there is no law in the State of Minnesota regarding non-compliance violations. Therefore, the landlord can legally bypass this option and file an eviction case without notifying the tenant. Although, for good landlord-tenant practices, it’s advised the landlord inform the tenant and attempt to salvage the tenancy between the parties.

Laws – No statute for minimum number of days’ notice. However, landlords should give a reasonable amount of time. Common practice sees landlords issuing at least thirty (30) days.
