The landlord's tenancy is exempted from the Tenant Protection Act if it is:
1. Hotels or transient housing: Housing designated for transient occupancy.
2. Newly constructed buildings: If the residence was constructed in the last 15 years.
3. Single-family homes and condominiums: The owner cannot be a real estate investment trust, corporation, or LLC in which any member is a corporation.
4. Owner-occupied 2-unit: If an owner occupies a residence with no more than two units.
5. Health or elder care facility: Such as a hospital, nursing home, or other non-profit adult residential facility.
6. Dormitories: Housing designated for students.
7. Shared residence: Housing in which the landlord shares a bathroom or kitchen with the landlord at their principal residence.
8. Low-income housing: A residence that is restricted to tenants for affordable housing or those restricted to housing subsidies.
