Security Deposit

Early Termination (Tenant)

Usually, the Landlord does not allow the Tenant(s) to cancel their lease early. If the Landlord does allow cancellation there is usually a "Cancellation Fee" involved.

Proration

In some cases, the lease will start on the first (1st) but the Landlord will "prorate" the rent if the Tenant would like to move-in before the lease date. This means the Tenant will be responsible for paying their equal share of rent for the amount of days they decide to move-in early.

For Example: If the lease is $1,000 per month and the Tenant would like to move-in 5 days before the lease begins, the Tenant will be required to pay $166.66 extra for those 5 days (it is $166.66 because if you divide the rent of $1,000 by 30 days you will get the rental amount of $33.33. Times the daily rent by 5 days and you get the $166.66).

Subletting

By selecting Yes, the Tenant would be allowed to re-rent the Property to other people. By selecting 'No', the Tenant would only be able to re-rent the property with the Landlord's written permission.

Guests

This is a typical time-frame allowed by most Landlords. If the Landlord decides the Tenant may have Guests longer than 48 hours select "Yes" and enter the maximum time-frame allowed.

Waterbeds

This is a major liability to the Landlord and is not recommended.

Contact information is required to be given to the Tenant(s) in case of repairs or requests.

A property manager is also known as a "super" or "superintendent".

Lead-Based Paint

VERY IMPORTANT! Federal law requires all housing built before 1978 to have a Lead-Paint Disclosure attached to the Lease Agreement. If you are unsure you should choose Yes to make sure. 

Agent Representation

This will also be the party that is responsible for payment of the Real Estate Agent's commission (if any).

Co-Signer

Also known as a "Guarantor", is an individual that is added to the Lease in case of poor credit by the Tenant(s). The Co-Signer will be responsible for payment of the Rent if it is not paid by the Tenant(s) and for any damage to the Premises caused by the Tenant(s).
