The Kansas Association of Realtors Agreement Template provides landlords and tenants a reusable contract form that adheres to Kansas State laws regarding property rentals. Generally speaking, it is a wise idea to document any long-term agreement or any agreement that involves a significant amount of money. Obviously a rental agreement, whether a fixed term one or a month to month, is certainly no exception. This particular contract form will give the users the choice of entering a month to month landlord/tenant relationship or entering a fixed term lease with one another. That is, this is a versatile lease form in that conditions and disclosures applying to both situations are present or may be entered when appropriate.

How to Write

Step 1 – Enter the full name of the landlord on the first blank space available in Item 1.

Step 2 – Enter the full name of the tenant on the second blank line available in Item 1.

Step 3 – Enter the date of the effective date of the lease in the space provided in Item 2.

Step 4 – Enter the street address of the leased property on the first line in Item 3.

Step 5 – Enter the city, county, state, and zip code of the leased property on the second blank line in Item 3.

Step 6 – Check off the appliances included in the lease and located on the property in Item 3. If there are any other objects or appliances that come with the property but have not been mentioned in this section, checkmark the word “Other” then list them in the shaded box.

Step 7 – Provide a list of individuals that should be considered part of the household and do not require prior consent (written) from the landlord to live with the tenant in the shaded box in Item 5.

Step 8 – Enter the start date of the lease on the first blank line in Item 6.

Step 9 – Enter the ending date for the lease on the second blank line in Item 6.

Step 10 – Enter the monthly rent the tenant must pay the landlord on the first blank line in Item 7.

Step 11 – Enter the calendar date the first rent payment is due on the second blank line in Item 7.

Step 12 – Enter the penalty amount a tenant must pay, if he or she have not paid the rent on time on the fourth blank space in Item 7.

Step 13 – Enter the prorated rent amount the tenant must pay on the first blank space of Item 7, Section E.

Step 14 – Enter the beginning date of the pro-ration period on the second blank line in Item 7, Section E.

Step 15 – Enter the ending date of the pro-ration period on the third blank space of Item 7, Section E.

Step 16 – Place a check mark in the box beside the acceptable methods of rent payment and/or check the box labeled “Other” and write on the space provided in Item 7, Section F.

Step 17 – Report the name of the individual who will accept rent payments from the tenant on the first blank line in Item 7, Section G and the address where it must be delivered on the second blank line in Item 7, Section G.

Step 18 – If no pets will be on the premises with the tenant place a check mark in the first box in Item 9. If the tenant will be allowed to have pets, place a check mark in the second box of Item 9, then detail the breed, age, gender, and weight of each pet.

Step 19 – If the tenant is required to carry liability insurance due to having a pet mark the first box in Item 9, Section B then enter the minimum amount of coverage the tenant must carry. If not check the second box in this section.

Step 20 – Enter the dollar amount for the additional security deposit required for the tenant to have a pet on the premises in Item 9, Section C.

Step 21 – Place a checkmark next to all the utilities the tenant must pay for during the lifetime of this agreement in Item 10, Section A.

Step 22 – Place a checkmark next to all the utilities a landlord must pay for during the lifetime of this agreement in Item 10, Section B.

Step 23 – Place a check mark in the first box of Item 15, Section B if the tenant is required to carry liability insurance. If not check the second box.

Step 24 – If the tenant has long periods of time where he or she will be absent from the property report how often and how long this may occur for in the box in Item 22, Section A.

Step 25 – If there are any conditions and terms not previously mentioned in this document but are a part of the agreement, report them in the shaded box in Item 38.

Step 26 – The landlord must provide a signature, signature date, mailing address, city, state and zip code, and email address at the end of the document in the left-hand column.

Step 27 – The tenant must provide a signature, signature date, mailing address, city, state and zip code, and email address at the end of the document in the right-hand column.
