The Kansas Rental Application Form is a standard application for a rental property in the State of Kansas. This tool allows a property manager or landlord the opportunity to conduct an organized search when he/she wishes to find the best tenant for an available rental property. The signature line will act as a testimony that all information presented is accurate.  That being said, it is important to note that the consent line will give a property manager the necessary permission to perform a background and credit check.

Application Fee (No Statute) – Kansas does not limit the maximum application fee that may be demanded by landlords.

Security Deposit (§ 58-2550) – Landlords can charge up to one (1) month’s rent for unfurnished dwellings or one and a half (1 1/2) months’ rent for furnished dwellings. The landlord may demand an additional half (1/2) month’s rent if the rental agreement allows the tenant to keep pets.

How to Write

Step 1 – The first line must contain the address you are applying for. Then, on the second line, enter the desired move-in date and the date of the application in their respective spaces.

Step 2 – The first section, “Personal Date,” requires the applicant to give basic profile information. Here, enter your full name, social security number, phone number, date of birth, age, and current address on the first set of blank spaces. Below this will be an area where you may indicate your current renting status. You may place a check mark next to the area that applies to your address. There will be a space if the address is a rented property, your personal property, your parent’s, a friend’s, or (if none apply) a space to explain the situation. If you are a student report your parent’s names, address, and phone numbers.

Step 3 – The section named “Roommate Information,” requires the full name, date of birth, and relationship to you or anyone that will be living with you. This may be roommates or family members. Below this, indicate whether you have been unable to complete a lease term (whether by eviction or if the lease was broken), if so explain the situation in the space provided. The next bullet point in this section will require you indicate if you have ever rented from the party you are applying to. If so, you must divulge the address and time period you have rented from them.  Indicate if you have any pets or not on in the next bullet point.

Step 4 – The “Sources of Income” section will ask for information that will show how you will be able to pay your rent. There will be several sources already listed: Employment, Spouse’s Employment, Financial Aid, and an “Other” (if you have an income source not classified here, you must explain what it is in the space provided). Remember to include the per month total of your income in the space provided. There will be a bullet where you must indicate if you are a student and receive assistance from your parents.

Step 5 – The “Employment Record” section will require specific information about your employment status. On the first line, enter the name of the company or business where you are employed as well as the phone number. On the second line, enter the address of this company or business. Then on the third line, enter the title you hold and how long you have been employed there. Next, if you are married enter your spouse’s name, social security number, current address, phone number, and date of birth, age. Then enter the name of your spouse’s place of employment, phone number, business address, title, and how long he/she worked there.

Step 6 – The section named “Banking Information” will require the name of your bank, the address of your bank, and your account number there. This area must be filled out if the application is to be processed.

Step 7 – In the “Emergency Contact” section, list the name of an individual who may be contacted in the case of a medical emergency. List this individual’s name, phone number, address, and relationship to you.

Step 8 – If you have a car or vehicle enter the make/model, year, state, and license plate number in the “Auto Information” section.

Step 9 – Sign the bottom of this application then date it. Note, this signature shall act as a verification that all the information you provided is accurate and the property manager/landlord reviewing this application may perform the necessary credit checks.
