The Louisiana Roommate Agreement Template will act as a security measure in living situations between the tenants who have entered the agreement. Note, this does not provide any real security with the property owner or property manager. This is an important distinction as only the principal roommate has control or a true right to reside on the property so long as the terms and conditions between property owner/manager and lessee are honored. This agreement does serve an important purpose: it provides a binding effect to the signature parties entering this contract in relation to one another. This is quite an important effect.

This agreement will contain the date range of this binding effect along with the conditions that each signature party must abide by. Additionally, it will also note each one’s responsibilities toward maintaining a residence. By documenting the time and the specifics that were agreed to many troublesome conflicts may be easily avoided as time progresses by simply referring to this contract. It should be noted that while this form is extensive in its reach, it may not cover every individual arrangement or co-habitation arrangement. There may be one or two things that are specific to an arrangement. In such cases, one should document these additional terms on a separate document, date, sign, and attach it to the lease form.

How to Write

Step 1 – Enter the date of the roommate agreement on the first blank line in Section 1.

Step 2 – Enter the full name of the new tenant next to the words “New Tenant” on the second blank line in Section 1.

Step 3 – Enter the full name of the landlord/Principal (tenant, main roommate) next to the words “Landlord/Principal” on the third blank line in Section 1.

Step 4 – Enter the full names of all other roommates next to the words “Current Co-Tenant(s)” on the blank spaces provided on the fourth line of Section 1.

Step 5 – Enter the address of the property next to the word “Property” on the fifth line in Section 1.

Step 6 – Enter the security deposit a roommate is required written out and as a dollar amount and then input numerically on the first and second blank lines (respectively) of Section 2.

Step 7 – Enter the total security deposit amount the property owner/property manager requires for the main roommate to have a lease with that owner on the third and fourth blank lines

Step 8 – Enter the total monthly rent to be paid to the property owner on the first and second blank lines of Section 3.

Step 9 – Enter the monthly rent amount the new tenant (signing party) must pay to reside there and be in compliance with this lease.

Step 10 – Enter the full name of the party who must receive this amount from the new tenant every month.

Step 11 – Enter the fraction amount of a utilities bill the new tenant must pay and list the utilities this shall apply to on the first bullet point of Section 4.

Step 12 – Enter the fraction amount of a services bill the new tenant must pay and list the services this shall apply to on the second bullet point of Section 4.

Step 13 – Enter any utilities the new roommate shall agree to put in his/her name in the third bullet point of Section 4.

Step 14 – Report any additional utilities and/or services the new roommate has agreed to assume financial responsibility for in the fourth bullet point of Section 4.

Step 15 – Enter the date of the agreement on the first line of Section 8.

Step 16 – The Principal Roommate/Landlord must sign and print his/her name on the second and third of Section 8.

Step 17 – Any other roommates participating in this agreement must sign and print their names on the remaining lines.
