Pasture (Grazing) Rental Lease Agreement Template

The pasture lease agreement is a document that gives the rights to an individual from a land-owner to allow cattle along with any other types of approved farm animals to be able to graze on their land. The rent may be calculated in a number of different ways such as based on acreage allowed for use, number (#) of animals, or a combination. The agreement is finalized upon the signatures of both parties.

How to Write

Step 1 – After downloading you will want to begin by filling-in the document with the dates, the parties involved (landlord and tenant), a description of the land (farm), length of tenure, and any initial extensions.

Step 2 – In Section 1, the tenant and landlord should enter the maximum number of animals on the property with a calculation of them all including bulls, cows, calves, etc.

Step 3 – In the second section, the rental calculation must be established between the landlord and tenant. There are three (3) options the template provides;

  • Method I – Rent based on the amount of acreage used by the tenant.
  • Method II – Minimum rent plus rent based on how many animals graze on the property.
  • Method III – Other rental arrangement agreed to by the parties.

Step 4 – In Section 3 the lessor and lessee responsibilities must be outlined by the lessor and lessee. In Section 4 it continues along with any additional terms to be added (if any) by the parties.

Step 5 – Complete Section 5 along with any additional amendments in Section 6. All parties must sign the agreement on the last page and the contract is deemed legally binding.
