Tennessee Farm Lease Agreement Template

A Tennessee Farm Lease Agreement is a legal document that will provide terms, conditions and necessary definitions of an arrangement between landlord and tenant for the rental of farmland. Generally a farm lease will address agreements with regard to the upkeep of the land, fixtures that may be located on the land and even the upkeep of soil conditions and other crop and/or livestock related issues. Although farmland leases aren’t usually complicated, if you’re unsure in your understanding of the language of the lease, either or both parties may wish to employ the services of a knowledgeable attorney.

How To Write

Step 1 – Names of Parties and Description of Property – Provide the following:

  • Date the document in dd/mm/yyyy format
  • Enter the name of the landowner
  • Enter the landowner’s address
  • AND
  • Enter the name of the tenant
  • Enter tenant’s address
  • AND
  • Enter the number of acres of land that will be included in this rental
  • Enter the county where the land is situated
  • Describe the property

Step 2 – Term of Lease – Enter the following information:

  • Enter the years that the lease will be in force
  • Enter the number of months with regard to notice needed if there will be an extension of the lease

Step 3 – Rental Rates and Arrangements – Select the following:

  • Enter the amount annually that will be paid in rent
  • Select option 1 or 2 and complete the table accordingly
  • As well, it will be necessary to complete various descriptions that are part of each selection

Step 4 – Conservation Practices –

  • Landowner will need to enter any additional agreements into this section

Step 5 – Compensation to Tenant for Unused Value of Improvements –

  • When the lease is completed, it’s a general practice to provide payment to the tenant for the unused value of their contribution to the land that the landowner has consented to – Complete the Proportion Percentage Table

Step 6 – Improvements and Repairs –

  • List any improvements and repairs expected to be made during the endurance of the lease

Step 7 – Titled Sections – Both parties must read and and agree to the following sections:

  • Property Rights (1 through 5)
  • Non Partnership
  • Arbitration
  • Default
  • Additional Agreements (enter any additional agreements in this area, prior to providing signature

Step 8 – Signatures –

  • Date Signatures in mm/dd/yyyy format
  • Signature of Landowner
  • Signature of Tenant
  • Signature and Notary Public Stamp

Step 9 – Lease Extension –

  • This section shall be used only if there is a decision between landowner and tenant to extend the lease at a later date – this section will require notarization

Step 10 – Amendment to the Lease –

  • This section is to be used at any time there must be an agreed amendment to the lease – In this event, complete the information required and have this section notarized
