The Tennessee Rental Application is a form that is provided by owners/landlords/managers that will gather all of the information needed to select a reliable renter for their property. Once the form is completed, the information will be verified by the landlord/agent and any required background checks performed. If they pass this screening process, the parties may decide to enter into negotiations of a lease agreement. This application must be completed by anyone who would occupy the premises and is over the age of 18.

Application Fee (No Statute) – Application fees are non-refundable and there is no maximum mentioned in state law.

Security Deposit (§ 66-28-301) – There is no maximum amount for a security deposit mentioned in state statutes.

Step 8 – General Information – Answer the following requests located in the fields:

  • Have you ever been served a late notice? If yes, please explain
  • Have you ever had your security deposit not returned? If yes, please explain
  • How long to you plan to live at the address applied for?
  • Have you ever been charged/convicted of a misdemeanor or felony? If yes, please explain
  • Have you had problems with any previous or current landlords? If yes, please explain
  • Have you ever refused to pay rent for any reason? If yes, please explain
  • State your selection (by checking the appropriate box)  with regard to taking residence in a smoking or non-smoking unit
  • Are you on Section 8 or do you receive any financial assistance? (Indicate by checking the appropriate box) If yes, indicate source, amount and length of time
