- Parties: Names of the landlord, tenant, and any occupants/guests.
- Property: Full address including any additional description.
- Start Date: The day the tenant moves in.
- Rent: The weekly rent amount.
- Due Date: Day of the week rent is due.
- Security Deposit: Commonly the equivalent of one month’s rent.
- Utilities: Such as electricity, internet, cable, etc.
- House Rules: Such as pets (if allowed), quiet times, etc.
Pros and Cons
Pros
- Increased Rent ($): Especially in vacation areas, the landlord can usually charge a higher fee for shorter-term
- Flexibility: If the tenancy is week-to-week, the landlord can terminate the lease with short notice (commonly 7 days).
- Verified Tenants: Can market the property on websites like Airbnb or HomeAway to traveling tenants with verified profiles.
Cons
- Eviction Process: The landlord must follow the same eviction laws as a month-to-month tenancy.
- Vacancy Risks: Renting on a short-term basis increases the likelihood of the property not being rented at times.
- Turnover Costs: Frequent tenant changes could mean higher costs for screening, cleaning, and re-listing the property.
