A Wisconsin Association of Realtors residential lease agreement is a legal document that outlines the terms and conditions of a rental agreement between a landlord and tenant. This document provides all of the information that will protect both parties from a legal standpoint. After the tenant shows interest in the property, the landlord will collect the tenant’s personal information and consent to a credit report through a rental application.

Move-in / Move-out Inspection (§  134.06) – If the landlord accepts a security deposit, they must notify the tenant in writing within seven (7) days of the initial tenancy that they are entitled to go through the premises for their own inspection to write down of any pre-existing damages or defects.

Step 4 – Utilities – Enter all information into the fields provided in the table on the form

Step 5 – Rent – Enter:

  • Rent Amount
  • Enter the Frequency
  • Enter the day each rental payment is due

Step 6 – Security Deposit

  • Landlord must enter the amount of the required security deposit
