Maine Month-to-Month Lease Agreement

A Maine month-to-month rental agreement (also known as a tenancy at will) allows a landlord to continuously rent a property to a tenant until one of the parties cancels. The landlord should collect the tenant's information with a rental application and require a security deposit at the time of executing the lease.

Laws

  • Minimum Termination Period – 30 days’ notice is required to terminate a tenancy at will.[1]
  • Increasing Rent – In Maine, landlords are required to provide 45 days’ notice before raising the rent or 75 days’ notice to raise the rent by 10% or more. For month-to-month leases, the landlord has the option to cancel with 30 days’ notice.[2]
