An Arkansas general warranty deed is a document that transfers ownership of a property while guaranteeing that the seller has a clear title to the property and that no other person has a claim or interest in the property.

Signing Requirements

All warranty deeds must be signed with two disinterested witnesses (meaning that they cannot be involved with the transaction) along with the grantor(s) in front of a Notary Public.[1][2]

Notices and Disclosures

Taxes – According to the Dept. of Finance and Administration, the tax rate on any real estate transfer is $3.30 per $1,000. This must be paid and submitted with the Tax Compliance Affidavit before a recording may be completed.

Recording the Deed

This document must be brought to the Circuit Court Location (Map View) in the county where the property is located.[3]
