A Washington D.C. quitclaim deed is a form that allows the owner of a property (known as the seller or “grantor”) to transfer the property to another party (known as the buyer or “grantee”). This deed does not offer the grantee any guarantees about the title, such as whether there are liens or encumbrances against it. Generally, a quitclaim is used to authorize a transfer between parties in the same family or between parties with an established, trust-based relationship.
