The Nevada general warranty deed is a legal document that allows a person to transfer his real property to another. This type of deed includes a guarantee that the seller has the full right and legal authority to sell the property and that there aren’t any issues in the title that would prevent buyer from owning the property outright once the transfer is complete. Deeds need to be notarized and recorded with the county recorder in the county in which the property is located.

Cover SheetRequired to be placed as the first (1st) page when submitting for recording.

Declaration of ValueRequired to be completed in addition to the deed to process with the county recorder’s office.

Recording (NRS 111.315– Must be recorded in the County Recorder’s Office (View County List).

Signing (NRS 111.105) – Required to be authorized with the Grantor(s) in the presence of a Notary Public.

How to Write

Step 1 – Make sure to fill out the cover sheet and declaration of value.

Step 2 – Fill in the name and address of the grantor (seller) and then check the box indicating seller’s marital status.

Step 3 – Include the amount of consideration paid for the property.

Step 4 – Write in the name and address of the grantee.

Step 5 – Check the box indicating the ownership status of the grantee after transfer.

Step 6 – In the next section include the following property information:

  • street address
  • legal description
  • recording information
  • any restrictions or easements
  • the recording information from the previous deed

Step 7 – Sign and date in the presence of a notary public and have the notary sign the acknowledgment.

Step 8 – File the document with the local county recorder.
