Nevada General Warranty Deed Form

A Nevada general warranty deed is a legal document that allows a person to transfer real estate to another person. This type of deed includes a guarantee that the seller has the full right and legal authority to sell the property and that there aren't any issues in the title that would prevent the buyer from owning the property outright once the transfer is complete.

Signing Requirements

Required to be authorized in the presence of a Notary Public.[1]

Notices and Disclosures

  • Assessor’s Parcel Number – No deed shall be accepted unless it contains the name and address of the person to whom a statement of the taxes assessed on the real property should be mailed.[2]
  • Cover Sheet – Required to be the first page when submitting for recording.
  • Declaration of Value – Required to be completed in addition to the deed to process with the County Recorder’s Office.[3]

Recording the Deed

Per N.R.S. 111.315, the deed must be recorded in the County Recorder’s Office.
