A Wyoming general warranty deed is a legal form that conveys and warrants property from a seller (grantor) to a buyer (grantee). The form is the best way possible to transfer real estate ownership as it guarantees that the title will be transferred in “fee simple,” or free of any liens or encumbrances by the current or any previous owners.

Signing Requirements – Required to be signed with the grantor(s) in the presence of a Notary Public (W.S. 1977 § 34-1-113).
Notices and Disclosures
- Statement of Consideration (W.S. 1977 § 34-1-142) – Required to be completed along with the warranty deed for filing with the clerk’s office.

Recording the Deed
Once signed, the deed must be filed with the County Court Clerk’s Office where the property is located (W.S. 1977 § 34-1-118).
