Georgia 3-Day Notice to Quit | Non-Payment of Rent

A Georgia notice to pay or quit is used by a landlord to inform a tenant that rent is late and payment must be made within three business days. If the tenant fails to pay within the allocated period, the landlord may bring an eviction action in court.

  • Maximum Late Fee: $20 per month or 20% of the monthly rent, whichever is greater.[2]

Delivery Options

The notice, per state law, must be posted in a sealed envelope conspicuously on the door of the property and delivered via any additional method or methods agreed upon in the rental agreement.[3]

Waiver of Landlord’s Right to Terminate

Whether or not landlords waive the right to terminate is at their discretion.[4]
