A Kentucky 7-day notice to pay or quit form is sent by a landlord to a tenant who has not paid rent on time. If the tenant does not pay rent within seven days after receiving this written notice, the landlord can terminate the lease.

Laws

  • Notice Period: 7 days.[1]
  • Rent Grace Period: No statute.
  • Maximum Late Fee: $20 or 20% of the rent, whichever is greater.[2]

Delivery Options

The notice must be delivered to the tenant in one of the following ways:

  • Handed to the tenant;
  • Mailed by registered or certified mail to the tenant at the rental property; or
  • Mailed to the tenant’s last known place of residence.[3]

Waiver of Landlord’s Right to Terminate

Accepting late or partial rent constitutes a landlord’s agreement to waive the right to terminate the lease.[4]
