An Ohio 3-day notice to pay or quit (non-payment of rent) is a document used by landlords to notify tenants that they failed to pay rent on time. Upon receiving the written notice, tenants have three days to either pay or face eviction.

Ohio state law does not explicitly state that a landlord’s right to terminate a tenancy for nonpayment is waived by accepting late rent. Moreover, Ohio courts have found that a lease provision retaining this right to terminate is legally valid.[2]
