Wyoming 3-Day Notice to Quit | Non-Payment & Non-Compliance

A Wyoming 3-day notice to quit (non-payment & non-compliance) is a legal document sent to a tenant who is in breach of a lease agreement for either failing to pay rent on time or violating the terms of the agreement. The notice allows the tenant three days to either remedy the breach or face eviction.

Laws

  • Notice Period: Three days.[1]
  • Rent Grace Period: No statute.
  • Maximum Late Fee: No statute.

Delivery Options

A written copy of the notice should be served to the tenant in person at the rental property. If the tenant cannot be located, then written notice should be served to the tenant’s place of work.[2]

Waiver of Landlord’s Right to Terminate

Wyoming law does not address the rights of a landlord who continues to collect past-due rent. This means that even if a landlord continues to collect rent, serving a tenant who has rent to pay with a notice to quit gives the tenant three days to either pay up or face an eviction proceeding.
