Nebraska Real Estate Agent Listing Agreement

A Nebraska real estate agent listing agreement establishes a relationship between a real estate agent and a seller of property. The terms of the agreement will include price, compensation (agent’s commission), listing period, and the duties and responsibilities of both parties. An agent must do their best to find a buyer for their client’s property through marketing and advertising strategies. In exchange for their efforts, a percentage of the sale price is reserved for the agent.

Agency Disclosure Form (§ 76-2422) – A written agency agreement must be entered into between a real estate agent and their client before an agent can represent them in the selling of real property.

Dual Agency (§ 76-2419) – Informed consent of both parties must be observed in a written agreement before an agent can represent two clients – a seller and buyer of real property.

Property Disclosure Statement (§ 76-2,120) – All sellers of real property must provide the buyer with a written disclosure statement outlining the defects, issues, and the property’s general condition.
