A Connecticut land contract is a legally binding agreement between two parties transferring the ownership of either residential or commercial land, usually unimproved. The contract documents all transactional terms, such as the agreed-upon purchase price, as well as relevant information regarding the land and the parties involved in the agreement. A buyer may draft this contract in order to seek approval from the seller; the seller must then agree, reject, or counter the offering. Once the seller agrees to the terms, both parties will sign and execute the contract at the closing date.
