A Kentucky land contract establishes the terms and conditions of a vacant land purchase agreement between two parties. The terms stipulated on the contract range from financial provisions, such as the agreed-upon purchase price and any monetary contingencies, to the land’s legal descriptors as they appear on the deed. Upon reaching a mutual accord, the seller and buyer must provide their written consent by signing the contract, thus binding the agreement. Both parties will then exchange applicable funds and transfer the property deed on the scheduled closing date.

- Vacant Land Disclosure Statement – The Kentucky Real Estate Commission encourages the use of this disclosure form when selling vacant land. However, a seller has the option to include or omit the statement from negotiations at their discretion.
- Where to Record? (KRS 382.110) – All deeds must be filed with the County Clerk’s Office in the jurisdiction where the property is located.
