A Maryland land contract contains terms governing the two parties in the sale of vacant land. The contract contains transactional conditions, such as the agreed-upon purchase price and any financial contingencies, as well as the legal descriptors of the land/lot. Both parties must consent to the terms and come to a mutual agreement prior to signing the contract. Once a deal is executed, the parties will schedule a closing date at which the exchange of funds for ownership will commence.

- Residential Property Disclosure and Disclaimer Form (MD Real Prop Code § 10-702) – A seller of improved land for residential use must provide potential buyers with this disclosure form before the purchase contract is executed. Non-residential land and unimproved land are exempt from this requirement, as stated on the form and under § 10-702.
- Where to Record? (MD Real Prop Code § 3-103) – All deeds must be submitted to the Clerk at the Circuit Court of the county in which the property is located. Deeds must be accompanied by the Land Intake Sheet (see Instructions).
