A Nevada land contract legally binds two parties to terms for the purchase and sale of vacant land. The contract records all transactional conditions surrounding the sale, ranging from the agreed-upon purchase price to any added financial contingencies. The legal description of the land/lot must also be included for recording purposes, and it should be written as it appears on the property deed. Upon reaching mutual terms, the parties can execute the document as well as schedule a closing date wherein the seller signs over the deed to the new owner and receives any funds due at signing.

- Open Range Disclosure (NV Rev Stat § 113.065) – Sellers of improved or unimproved lots that are adjacent to an open range must provide prospective buyers with this disclosure statement. The disclosure document shall be given to the buyer before signing the sales agreement.
- Where to Record? (NV Rev Stat § 111.310) – All deeds must be filed at the County Recorder’s Office in the jurisdiction where the property is situated.
