An Alabama rental application is a tool used by a landlord to check the credit and background of a potential tenant. The landlord is allowed to charge a non-refundable fee for screening the tenant to cover the fees. After approving an applicant’s employment and income, a lease agreement should be drafted and signed.
Laws
- Application Fee – There is no limit to how much the tenant may be charged (no statute).
- Security Deposit – A landlord may request a maximum of one (1) month’s rent for the lease contract’s security deposit minus any pet fees or extra liability on behalf of the tenant (35-9A-201).
