The Alabama rental application is a tool used by a landlord, or any lessor, to check the credit and background of a potential tenant. The lessor is allowed to charge a fee for the procedure and it is a good idea to do so as it represents the true interest of the individual. After looking up the person’s background and verifying their details are true and accurate, a lease agreement should be drafted and signed.

Application Fee (No Statute) – There is no limit to how much the tenant may be charged.

Security Deposit (35-9A-201) – A landlord may request a maximum of one (1) month’s rent for the lease contract’s security deposit minus any pet fees or extra liability on behalf of the tenant.

How to Write

Step 1 – The tenant should be honest and truthful when entering the following:

  • Prospective address of the property
  • Rent
  • Security Deposit
  • Pet Deposit

Step 2 – Tenant’s details, including any co-tenants, which should comprise of their date of birth, social security number, and driver’s license number.

Step 3 – The tenant’s current living situation should be inputted such as a current address, length at said address, E-mail, the reason for moving, current rental amount, lease expiration date, present landlord name, and contact information.

Step 4 – List the applicant’s 5-year residential history.

Step 5 – If there are any vehicles that will be parked on the premises the make, model, year, color, and license plate number.

Step 6 – Financial information including occupation, employer, business address, business phone, position/title, supervisor’s/boss’s name, gross income, sources of all income, previous employer(s), and how long at job(s).

Step 7 – Bank account routing number(s) and account number(s) with branch information.

Step 8 – Credit card account number(s), issuing bank(s), and limit(s).

Step 9 – Any and all personal references.

Step 10 – Any and all pets.

Step 11 – List any and all miscellaneous information that is relevant to the applicant’s living status and all persons that will be on the lease should sign the form.
