An improvements and modifications lease addendum is an agreement between a landlord and tenant that establishes what alterations the tenant is permitted to make to the leased property. This type of addendum, which is an add-on to a lease agreement, excludes the landlord from any liability concerning damage to any property, or injury to the tenant whilst making improvements/alterations to the property. It is the tenant’s responsibility to procure the necessary licenses and/or permits required for making the proposed alterations. This document must be signed by both parties, and attached to the lease agreement.
