The Missouri Apartment Association Residential Lease Agreement Form exists as a legal contractual form which may be utilized for the purposes of entering a fixed-term rental agreement in the State of Missouri. This form will cover Federal and State level requirements for such an agreement, the basic concerns that must be addressed, as well as provide areas where terms and conditions specific to the Landlord and Tenant needs in relation to the rental may be documented.

The remainder of the agreement will provide a space for the parties involved to enter the agreement by providing their signatures. The signature to this document, once it has been filled out, will act as a binding effect on the individual signing it. That is, once entered, the obligations placed upon a signature party must be lived up to for the duration of this document’s period of effect.

How to Write

Step 1 – In section 1, enter the Calendar Day and Month of the agreement on the first blank space.

Step 2 – In section 1, enter the Year of the agreement on the second blank space.

Step 3 – In section 1, enter the name of the Property Owner on the third blank space.

Step 4 – In section 1, enter the Name of the Tenant on the fourth blank space.

Step 5 – In section 1, enter the Street Address of the property being leased along with a brief description.

Step 6 – In section 1a, enter the name of the Agent managing the property on the Property Owner’s behalf on the first blank space.

Step 7 – In section 1a, enter the Address of this individual on the second blank space.

Step 8 – In section 1a, enter the name of the entity that is authorized to receive notices or correspondence in an official capacity regarding the property or the lease on the third blank space.

Step 9 – In section 1a, enter the address of the entity authorized to receive official correspondence from the Tenant regarding the leased property or the lease.

Step 10 – In section 2, list the name of every individual who will be allowed to live with the Tenant on the leased property in the first three blank lines. Write in the Last Name

Step 11 – In section 2, locate the phrase “consecutive days,” then enter the maximum number of days (in a row) guests not listed as residents may stay with the Tenant without written permission in the blank space preceding it.

Step 12 – In section 2, locate the line beginning with the phrase “in the amount” then, enter the dollar increase for each additional of age individual who stays with the Tenant long enough to be considered a resident of the leased property.

Step 13 – In section 3, enter the Calendar Day and month of this lease’s start date on the first blank space.

Step 14 – In section 3, enter the Year this lease goes into effect on the second blank space (Note: this is located at the top of the second column on this page).

Step 15 – In section 3, enter the Calendar Day and Month this lease shall end on the blank space following the word ‘midnight.”

Step 16 – In section 3, enter the Year this lease shall end on the last blank space of this paragraph.

Step 17 – In section 4, enter the dollar amount the Tenant must pay as the monthly rent on the first blank space.

Step 18 – In section 4, enter the Address where the Tenant’s rent payment must be submitted on the second blank space.

Step 19 – In section 4, enter the dollar amount of any prorated rent that may apply to the Tenant on the third blank space.

Step 20 – In section 4, enter the Calendar Day and Month that shall mark the beginning of the proration period for the Tenant on the fourth blank space.

Step 21 – In section 4, enter the Year the proration amount due applies to on the fifth blank space.

Step 22 – In section 4, enter the penalty charge for not paying the monthly rent on time the Tenant will be responsible for on the sixth blank space.

Step 23 – In section 4, locate the line beginning with “if Resident fails,” then on the blank space following this phrase enter the penalty amount, charged per day, a Tenant must pay if he or she does not pay the rent on time seventh.

Step 24 – In section 4, enter the Administrative Charge a Tenant must pay for late payments on the eight blank space.

Step 25 – In section 5, enter the total dollar amount the Landlord requires the Tenant to submit as a Security Deposit on the blank line provided.

Step 26 – In section 6, enter the number of door keys the Tenant shall be given on the first blank space.

Step 27 – In section 6, enter the number of mailbox keys the Tenant shall be given on the second blank space.

Step 28 – In section 6, the third and fourth blank spaces provided are where any additional keys that will be issued the Tenant may be reported.

Step 29 – In section 7, indicate whether the Tenant is required to purchase renter’s insurance. If so place a mark in the first parenthesis. If not, place a mark in the second parenthesis.

Step 30 – In section 22, enter the Pet Deposit amount the Landlord will require if the Tenant has a pet that will be living with him or her on the leased property.

Step 31 – In section 29, enter the subleasing processing fee such an applicant will need to pay to obtain consent for the sublease to be granted in the space provided.

Step 32 – In section 30, fill in the number of days before this lease terminates where the Property Owner may arrange a showing for a potential replacement Tenant.

Step 33 – In section 42, there will be a list of Disclosures and Agreements. Place a checkmark next to each one that has been attached to this lease and will be considered a part of this lease.

Step 34 – In section 42, the last two spaces are reserved for any attachments not listed in this section. If there are any attached, place a check mark in the second to last blank space and enter the Title of the attachment.

Step 35 – Under the heading, “Owner (or Representative signing on behalf of Owner), the Property Owner should sign the blank line.

Step 36 – Beneath the Property Owner’s signature, enter the Address and Phone Number where notices may be received.

Step 37 – Under the heading “Residents(s) (all sign below),” the Tenants who wish to enter this agreement must sign their names. There is enough space for three Tenants, however, if there are more they must sign here as well.

Step 38 – On the last blank space of this document, enter the Date of this lease.

Step 39 – The Tenant must initial each page at the bottom right-hand corner.
