An Arizona 48-hour notice to enter is given by a landlord to a tenant for any non-emergency reason to enter the premises. This is common for maintenance or pest control services being conducted by the landlord. If a tenant has made a repair request, their right to a 48-hour notice requirement is waived.

Notice Can Be Used For

  • Inspecting the premises;
  • Make necessary or agreed repairs;
  • Decorations;
  • Alterations or improvements;
  • Supply necessary or agreed services; or
  • Exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors.

Emergency – Landlord has the right to enter the premises without the permission of the tenant.[1]
