An Oklahoma notice to enter gives a landlord permission to enter a tenant’s rental unit for a designated reason. State law requires the landlord to provide the tenant with at least one day's notice before entering the property.

Notice Can Be Used For

  • Inspection;
  • Making agreed or necessary alterations, decorations, improvements, or repairs;
  • Providing agreed or necessary services; and
  • Showing the unit to actual or potential buyers, contractors, mortgage lenders, tenants, or workmen.

Other Landlord Access

Abandonment or Surrender – If a tenant abandons or surrenders their rental unit, the landlord may enter without notice or consent.[1]

Emergency – A landlord can enter a rental unit without tenant consent in the case of an emergency.[2]
