The Nevada Rental Application Form is a document that is provided by an owner/landlord/property manager to a prospective tenant interested in a specific rental property or unit. The document will be used by the applicant, to provide information that the landlord will be allowed permission to verify to ensure that they will be able to count on the reliability of the applicant as a tenant. The document will provide information regarding employment history, rental history, credit references and criminal history along with other required information.

If more than two (2) adults plan to reside on the property, each additional adult must complete a separate application. At the end of each page, initials are required and must be applied on every page. Signatures are required inasmuch as the document will not be accepted until all fields are completed, initialed and signed by the party or parties applying for tenancy.

How to Write

Step 1 – Property and Rental Information – Enter the following

  • Has any applicant ever refused to pay rent when it was due?
  • If Yes, give details
  • Has any occupant ever been convicted of a gross misdemeanor or felony?
  • Check “yes or no”
  • If yes, explain
  • How long does the applicant plan to live on the premises?
  • Does the applicant plan to use liquid filled furniture? (answer yes or no)
  • If yes, what type?
  • Does anyone in the household smoke? (yes or no)
  • Applicants Emergency Contact (person to notify)

Step 9 – Disclosures – Landlord or their respective agent must enter the following information:

  • Name of the landlord or the landlord’s agent
  • The address of the rental property
  • The amount of the monthly rent
  • The amount of the non-refundable application fee
  • Security Deposit amount due upon signing
  • How many days will the applicant(s) have to pay the rent and security deposit?

Step 10 – Signatures – Submit the following:

  • Signature of Applicant
  • Date of the signature
  • Time of day when the signature was submitted
  • AND
  • Signature of Co-Applicant
  • Date of the signature
  • Time of day when the signature was submitted

Check to be certain that all pages have been initialed in the lower right hand corners before returning the document to the landlord or management
