The Rhode Island Roommate Agreement is a contract used between a principal./landlord and co-tenants whereas the residents of a rental premises agree upon rules and the financial divisions of a shared space and write an agreement that all of the residence will refer to, should the need arise.  The agreement provides an outline of the terms that should work well for all of the roommates living on the premises. Each resident must review all portions of the document to be certain that they understand when payments are due, who will collect various payments, proper care and responsibilities of the unit, among other rules that will not only have been established already by the landlord, but among the roommates. All rent percentages will be collected by one roommate and paid on time, as one payment to the landlord.

How To Write

Step 1 – The Parties and Property – Enter the following:

  • Date
  • Name of the New Tenant
  • The name of the landlord/principal
  • Names of all co-tenants
  • Address of the property
  • Enter the start date
  • Enter the ending date
  • New Tenant must carefully read the next two paragraphs

Step 2 – Security Deposit – Enter:

  • Enter the portion of the deposit that the New Tenant must pay upon signing of the agreement
  • Enter the total deposit amount after all co-tenants portions have been combined

Step 3 – Rent – Enter the following:

  • Enter the total rent amount
  • Enter the entire amount monthly
  • Enter the name of the person to whom payments will be made

Step 4 – Utilities – Provide the following information –

  • Enter the percentage that the new tenant shall pay monthly
  • Enter what utilities the new tenant will be responsible for paying a percentage of
  • Enter the percentage the new tenant will pay for service
  • Enter what services the new tenant will be responsible to pay
  • If the new tenant agrees to place any of the utilities  in their name and ensure their on time monthly payment enter the utilities
  • If the new tenant agrees to place any of the services  in their name and be certain they are paid on time monthly, enter the services

Step 5 – Titled Sections – All tenants must read and agree to the following:

  • Move Out
  • Additional Agreements
  • Governing Law

Step 6 – Authorization –

  • Enter the date in which all of the tenants will have executed the agreement

Step 7 – Signatures – Enter:

  • The Principal Roommate/Landlord’s Signature
  • Printed Name
  • AND
  • New Tenant’s Signature
  • Printed Name
  • AND
  • All remaining Co-Tenants must provide signatures in agreement
  • Each must provide their printed names
