The Tennessee Month to Month Rental Agreement is a legal document also called the “at will” lease. This lease will have a beginning date and the tenant will be allowed to remain on the property until either the landlord or tenant provide a 30 day notice to vacate. This arrangement is beneficial for tenants or landlords, whom, for whatever reason, may not be able to or choose not to honor a long term lease.

How To Write

Step 1 – Tenant and Landlord Information –

  • Enter name(s) of tenant(s)
  • Enter the name of the landlord
  • Enter the address of the residence to be rented
  • Enter the date of the commencement of the agreement

Step 2 – Security Deposit –

  • Enter the amount of the security deposit
  • Both parties must read and understand the remainder of this section

Step 3 – Term – Written in accordance with  § 66-28-512 –

  • Enter the initial term of the lease
  • Enter the addresses of both landlord and tenant for the purpose of providing 30 day notice which is considered the expiration of the lease

Step 4 – Rent – Enter:

  • The monthly rental amount
  • Who the rent would be payable to
  • The address where the rent is expected to be received on or before the 1st day of each month

Step 5 – Late Fees – Enter the following fees due in addition to rent if the rent is beyond 5 days late

  • Amount the tenant agrees to pay in late fees
  • Enter any additional daily late fees
  • Both parties must read and understand the remainder of this section before signiing

Step 6 – Returned Payments/Checks –

  • Enter the amount to be added to any check returned insufficient funds

Step 7 – Titled Sections – Parties must read and understand all remaining sections of the agreement before providing signatures, as follows:
