Tennessee Month-to-Month Lease Agreement

A Tennessee month-to-month rental agreement, or "tenancy-at-will," is a rental contract that continues indefinitely until the landlord or tenant issues notice to cancel. The minimum termination period is 30 days which can be issued by either the landlord or tenant.

  • Minimum Termination Period – Either party may cancel with 30 days for month-to-month tenancy and 10 days for week-to-week tenancy.[1]
  • Increasing Rent – Tennessee state law does not limit rent increases. Landlords may increase rent by issuing 30 days’ notice for the tenant to accept or terminate the altered agreement.
