The Texas Rental Application is a document that is used by landlords to gather information from potential tenants so they may properly determine their reliability as a renter. This document will require the applicant to provide important information such as rental and employment history, personal information, and occupancy information. If the applicant is found to be an acceptable renter, the landlord will most likely move forward in the rental process. Each person over 18 years of age who would occupy the residence must complete a separate application.

Application Fee (No Statute) – There is no limit regarding rental application fees.

Security Deposit (No Statute) – There is no limit to the amount a landlord can charge a tenant for a security deposit.

How to Write

Step 1 – Property Location/Information – Provide all of the required information:

  • Social Security Number
  • Driver’s License Number – State of License Issuance

Occupants – Provide the following information with regard to all who shall occupy the property:

  • Name

  • Applicant’s Current Address

Provide all of the same information regarding applicant’s previous address:

Applicant’s Current Employer – Provide all required information with regard to applicant’s current employer:

  • Name of Current Employer
  • Address
  • City, State, Zip Code
  • Supervisor’s Name

  • Email Address
  • Start Date
  • Gross Monthly Income
  • Position
  • If applicant is self employed, there may be a requirement for additional documentation ie: previous year’s tax return as stated by an attorney, tax professional or CPA
  • Applicant must provide the same information with regard to their previous employer
  • If the applicant would like to have other income considered, enter a description of the source(s) of income the applicant has available for consideration

Step 3 – Vehicle Descriptions – Describe all vehicles that applicant(s) would park on the property:

  • Type
  • Year
  • Make
  • Model
  • License/State
  • Monthly Payment

Step 4 – Pet Information – Provide all required information with regard to any pets that would reside on the property –

  • Type/Breed
  • Name
  • Color
  • Weight
  • Age
  • Gender

Check Yes or No to the Following:

  • Has the pet been spayed/neutered?
  • Declawed?
  • Are Rabies Immunizations Current?

Step 5 – Check Yes or No to the Questions – Provide Explanations if Required

  • Will there be any water filled furniture on the property?
  • Will any of the occupants smoke?
  • Will any occupant provide renter’s insurance
  • Is Applicant or Applicant’s spouse (even if separated) in the military? If so, will the military person serving under orders, limiting the military person’s stay to one year or less?
  • Has the applicant:
  • Been evicted
  • Been asked by landlord to vacate any property
  • Breached a lease or rental agreement
  • Filed for bankruptcy
  • Lost property in a foreclosure
  • Had any credit problem (provide information with regard to any credit problems at all)
  • Convicted of a crime
  • Would any of the occupants be registered sex offenders
  • Are there any criminal matters pending against any of the potential occupants
  • Is there any other information that the applicant would like to have considered

Step 6 – Authorization and Notice of Landlord’s Right to Continue to Show Property –

  • Tenant’s must carefully read, understand and agree to the contents of both sections prior to applying signature

Step 7 – Privacy Policy -\

  • The landlord’s agent or property manager will maintain a privacy policy that is available to the tenant(s) upon request. If tenant(s) would like to review the privacy policy, feel free to ask for access to this policy anytime.

Step 8 – Fees – Tenant(s) should be advised that the following fees will apply and be payable upon signing of the document:

  • Non-Refundable application review and processing fee

Check one of the following boxes:

  •  Enter the amount that the tenant(s) will be charged from the security deposit either upon execution of the lease, if a lease is offered. If no lease is offered the fee will bw returned.
  • OR
  • A security deposit will be collected for the application fee as well as a good faith hold on the property until the lease has been executed.

Step 9 – Acknowledgement and Representation –

  • Tenant(s) must read this section entirely
  • Provide Applicant’s Signature
  • Date Applicant’s Signature

Step 10 – Authorization to Release Information Related to a Residential Lease Applicant – At the end of the document, you will find a release that must be signed by the potential tenant that will allow permission for the owner or agent to contact past references, landlords, employers, to run a credit check and in some cases perhaps a background check.

  • Complete the brief information inquiry
  • Enter the potential tenant’s signature
  • Enter the potential tenant’s date of signature
  • Return to the owner/agent along with the application for complete review
