A Hawaii landlord’s notice to enter tells a resident of an occupied dwelling that the landlord intends to access the property in the future. Landlords should give the tenant at least two (2) days’ notice before entering, and should only enter at reasonable hours, and should not abuse the ability to access the property in order to harass a tenant.

Notice can be used for
- Inspecting the premises;
- Making necessary or agreed repairs, decorations, alterations or improvements;
- Supplying services as agreed; and
- Exhibiting the dwelling to prospective purchasers, mortgagees, or tenants.
Other Landlord Access
Emergency (§ 521-53(b)): Landlords do not need to give notice in cases of emergency, in situations in which it is impractical to do so.
Extended absence (§521- 70(b)): During an extended absence by the tenant, the landlord may enter the property for the purposes of inspection, maintenance or safekeeping.
Court order and abandonment (§521- 53(c)): Landlords may also have a right to access the property pursuant to a court order or when tenants appear to have abandoned the property.
