Tennessee Quit Claim Deed Form

A Tennessee quit claim deed may be filled out and filed with the Tennessee Register of Deeds in order to transfer a property from a grantor to a grantee. This document must be signed and notarized. While this form will not provide the same legal guarantee a Warranty of Title will provide, it is adequate for informal situations such as those often seen between family members with amicable relations. This deed does not certify that a Grantor does, in fact, own the right to the Property concerned thus, it is up to the Grantee to make sure precisely what is being exchanged for the consideration being paid.

Laws 

  • Recording – Submit the quitclaim along with the filing fee to the Register’s Office in your County.[1]
  • Signing – This form is required to be signed in front of two (2) witnesses or a notary public.[2]
