Hawaii 10-Day Notice to Quit Form | Non-Compliance

A Hawaii 10-Day Notice to Quit (Non-Compliance) is a form used by a landlord when a tenant breaches any rule authorized under § 521-52 or 521-51(1) or 521-51(6), which specifies terms other than the non-payment of rent. The notice shall detail the breach and the amount of time the tenant has to remedy the breach, which cannot be less than 10 days. If the tenant continues to violate the breach after the allotted time period, the landlord may terminate the rental agreement.

The only exception when it comes to the amount of time allowed for the tenant to remedy a breach, which is no less than 10 days, is when the tenant causes or threatens to cause damage to any person. If the breach continues to reoccur after the date specified in the notice, the landlord can issue a summary proceeding for possession within 30 days after the breach.
