Delivery Options
Notice should be served to the tenant in person. If this cannot be accomplished, the landlord may post it in a conspicuous place on the rental property.[2]
Waiver of Landlord’s Right to Terminate
State laws do not explicitly address what happens if a landlord continues to collect rent even after it’s due. This means after a five-day notice to quit is legally served on a tenant, the landlord can bring an eviction proceeding against the tenant if the tenant does not pay in full within that period. This can occur whether or not late rent was collected.
Pre-Filing Eviction Mediation Program (Act 278)
As of 2026, landlords cannot file a lawsuit to evict a tenant for non-payment of rent without providing 10 days written notice to cure and, if requested by tenant, participating in pre-filing mediation.[3]
