Iowa 3-Day Notice to Quit Form | Non-Payment of Rent

An Iowa 3-day notice to quit (non-payment) is a letter informing a tenant of their failure to pay rent on the day it was due. This notice gives the tenant three days to pay up or move out. If the tenant fails to pay rent within three days after written notice, the landlord may terminate the rental agreement.

  • Notice Period: Three days.[1]
  • Rent Grace Period: None.
  • Maximum Late Fee: If rent is $700 or less, then the late penalty can be a maximum of $12 per day and no more than $60 per month. If rent is more, the penalty can be a maximum of $20 per day and no more than $100 per month.[2]

Delivery Options

Notice can be delivered via one or more of the following methods:

  • Personally to the tenant;
  • Personally to a resident of the property who is at least 18 years old; or
  • By posting on the primary door of the property and mailing by both regular mail and certified mail.[3]

Waiver of Landlord’s Right to Terminate

Acceptance of late rent from a tenant constitutes a waiver of the landlord’s right to terminate the agreement on the grounds of non-payment of rent.[4]
