The Iowa 3-Day Notice to Quit (Non-Payment) informs a tenant for their failure to pay rent on the day it was due. This form can be sent to a tenant immediately following the day rent was due. This notice will give the tenant three (3) days to pay up or move out. If the tenant fails to pay rent within three days after written notice, the landlord may terminate the rental agreement.

If the tenant refuses to pay rent due to a condition in which he or she believes the landlord is responsible for, the tenant must give 7 days notice prior to the due date informing the landlord of the issue.

How to Write

Step 1 – Start completing the notice by entering in the tenant(s) name. At the end of the paragraph, enter the City, County, and the address of the tenant’s premises.

Step 2 – Enter the amount the tenant needs to pay in order to satisfy the debt and enter the period of time in which the debt fell under (for example, from April 1st to May 1st).

Step 3 – As the landlord/agent, date and sign the document. The date should be the exact date in which the notice will be delivered to the tenant.

Step 4 – The final step to this notice is completing the Affidavit of Service. Check the box that best describes the way in which the notice was delivered. The first checkbox should be used if the notice is sent by certified mail. The second checkbox is used when the notice is personally handed to the tenant or to a person residing at the tenant’s address. And finally, obtain the tenant’s signature and the date of acceptance.

  • If the tenant isn’t available when the landlord attempts to deliver the notice personally, the landlord may leave the notice in a conspicuous place with an attached affidavit of service which in this case, select the 3rd checkbox.
