Kentucky 14-Day Eviction Notice | Non-Compliance

A Kentucky 14-day notice to comply or quit is given by a landlord to a tenant when a lease violation has occurred. It can be for any noncompliance except for late rent. If the breach is not remedied within the notice period, on the fifteenth day, the lease terminates.

2 Types of Notice

1. Curable Notice – For the first occurrence of a lease violation, the tenant has 14 days to cure the issue and continue under the lease.

2. Incurable Notice – For a recurring lease violation (must have occurred within the last 6 months). It informs the tenant that their lease has been terminated, and they have 14 days to vacate the property.
