The Utah 3-Day Notice to Quit (Illegal Activity) is used when a tenant is subject of a violation which cannot be brought into compliance. Upon receiving notice, the tenant will have 3 days (not counting the day tenant receives notice) to vacate from the premises. If a landlord receives an affidavit from law enforcement stating a tenant was convicted of illegal activity on or around their residential property, the landlord has enough diligence to deliver a 3 day notice to quit.

How to Write

Landlords must complete the notice be supplying the tenant’s information, method of delivering the notice (seeing as the tenant has committed the most serious of all breaches, delivering the notice quickly is recommended), and the landlord’s basic information. Supply the following information for completion:

  • Tenant’s name and address
  • Landlord’s name, address, and phone number
  • A description of the violation which makes it impossible for the tenant to remedy
  • Method of delivery and the date served
  • Signature of the individual delivering the notice
