A Colorado land contract is a binding legal document with which a seller and buyer stipulate the terms of a land sale (which may also be known as a lot sale). The contract records all pertinent information surrounding the purchase and sale of the land/lot, such as the agreed-upon price and relevant deadlines.
Usually, the buyer presents the contract as an offer to the seller. The seller may then accept, reject, or counter the proposal at their discretion. Both parties shall execute the contract upon the seller’s approval and schedule a physical or virtual closing date, wherein the seller will sign over the property deed.

- Seller’s Property Disclosure (SPD19L) – A state-mandated disclosure in which the seller divulges the land’s general information, such as environmental and agricultural conditions.
- Where to Record? (CO Rev Stat § 38-35-109.5 (2017)) – Deeds must be recorded at the County Recorder’s Office of the county where the land/lot is situated within thirty (30) days of conveyance.
