An Idaho land contract is a formal agreement for the purchase and sale of undeveloped land between two parties. It contains all pertinent information regarding the transaction, such as the agreed-upon purchase price and any financial contingencies, as well as the legal descriptors of the land/lot. Both parties shall schedule a closing date upon reaching a final agreement on the land contract terms. At closing, they will exchange any funds due at signing and formally transfer the property deed.
Where to Record? (ID Code § 55-808) – Deeds must be recorded in the County Recorder’s Office of the county in which the property is located.
